Aberdeen One Logistics Park

The project comprises the refurbishment, recladding and extension of an existing steel-framed industrial building with a footprint of approximately 74,600sq ft. and a clear internal height of 7m to form two semi-detached industrial units, together with associated external works.

The larger of the two units; Unit 1, is to be let and works include an element of Cat B fit out works to suit the requirements of the incoming tenant. The smaller Unit: Unit 2 is to be offered speculatively and will be a shell only build, with a notional core / office.

Further development of the internal plans will be subject to prospective tenant input and the proposed external fenestration arrangements (for which planning consent has been given) will necessarily be considered as a constraint on any future design.

Works include demolition of an existing block of squash courts and ancillary accommodation (to the northern side of the building) and removal of internal elements and offices throughout to form clear open plan space on the original structural grid.  The existing external wall cladding has been replaced, while the existing roof retained. Works also included the alteration to the existing structure and envelope to accommodate new external access doors, together with the formation of a deep dock area to the south side of Unit 1.

External site works included the formation of a new road access to Crawpeel Road; hardstanding, car parking, service yards and associated new retaining walls, landscaping and drainage.
